Terms and Conditions for Basement Development

1. Agreement Scope

1.1. These terms and conditions govern the basement development services provided by Trend Development  (the "Contractor") to the client (the "Client").

1.2. A final contract will be signed after an on-site inspection to confirm the scope of work, materials, and pricing.
1.3. Any changes to the project scope after signing may result in additional costs and timeline adjustments.

2. Pricing & Payments

2.1. All quoted prices are in Canadian Dollars (CAD).
2.2. The pricing is based on standard materials as listed in the material list. Please refer to the provided link for details.
2.3. Taxes, including GST and PST, will be applied where applicable.

2.4. A deposit of 5% of full contract price will be required to begin the job then 40% will need to be paid when framing is completed,  other 50% when plumbing electrical and HVAC is done,  and remaining 5% need to be paid when all inspection is completed.   

2.5. The final price excludes kitchen cabinets, all appliances, and the landing deck for the entrance door unless otherwise stated.

3. Permits & Compliance

3.1. The Client is responsible for obtaining all necessary permits unless agreed otherwise.
3.2. The Contractor will adhere to local building codes and regulations. Any required inspections will be scheduled as needed by agreed parties.   

4. Timeline & Project Completion

4.1. The estimated project duration will be determined after an on-site inspection.

4.2. The timeline may be affected by unforeseen circumstances such as weather conditions, material shortages, or delays in permit approvals.

in such force majour scenarios the contractor will not be held responsible for delays or any other damages.   

4.3. The Contractor will make reasonable efforts to complete the project within the agreed timeframe.

5. Warranties & Liability

5.1. The Contractor guarantees workmanship for a period of 1 year from the completion date.
5.2. This warranty does not cover damages caused by misuse, improper maintenance, or modifications by third parties.
5.3. The Contractor is not liable for any unforeseen structural issues that may arise during construction.

6. Changes & Cancellations

6.1. Any requested changes must be agreed upon in writing and may impact pricing and project timelines.
6.2. If the Client cancels the project after work has commenced, the deposit is non-refundable, and additional costs may apply for completed work.

7. Dispute Resolution

7.1. Any disputes arising from this agreement will first be addressed through negotiation.
7.2. If a resolution cannot be reached, the matter may be settled through mediation or legal action in accordance with Saskatchewan law.

8. General Provisions

8.1. The Contractor reserves the right to update these terms and conditions as necessary.

8.2. By agreeing to proceed with the project, the Client acknowledges that they have read and understood these terms.

8.3. All drawing need to be completed and agreed by the client before work commencement
